The planned 308-acre Poplar Run development in Silver Spring — occupying what was once the Indian Springs Country Club — will include about 770 single-family and townhouses, a 6,000-square-foot clubhouse, pool, green spaces and more. Buyers can choose from a wide variety of 11 single-family house designs and three townhouse designs. With the starting price of the house, buyers receive the home site and a basic finished home, with luxury amenities such as granite countertops and hardwood floors.

The fun starts in customizing the house; Sales manager Randy Lee said that homebuyers can tweak any part of the design, add any customized finishes and even add extra porches, rooms and more. A powder room could be made into a full bath. A full wet bar could be added to the recreation room. Built-in cherrywood bookcases could be designed for the office. The master bath's soaking tub can be upgraded to a bubbling whirlpool.

One of the available models, the Garrett, actually is located at the Clarksburg community. The model home had many add-ons, such as a long front porch, which could have been a wraparound, and an optional rear solarium, a sunroom of sorts that can be built in any shape or size.

Nine-foot ceilings, hardwood floors and decorative trim and moldings extend throughout the standard house. On the first floor, the two-story foyer opens to the formal dining room and living room, with a grand central staircase leading up to the second floor.

At the back of the house, a study or library is situated next to a powder room, which could also be connected to the back room to create a guest suite. An atrium-style, two-story family room has a stone fireplace that reaches from floor to ceiling — and with a removable gas fireplace insert, it can burn wood or use gas.

Upgrade options include cherrywood cabinets, pendant lights over the island, a stainless-steel finish on appliances and more. There also is a walk-in pantry, a laundry room with a utility sink, and access to the two-car garage, which can be expanded to a three-car garage.

A back staircase also offers access to the upper level, which features a huge master bedroom. French doors lead to a master sitting area. The Garrett model has a three-sided, gas fireplace separating the sitting area from the bedroom, which has a decorative box-tray ceiling. A walk-in closet is next to the master bath, with features such as a glass-door shower, a private water closet, tile floors, a two-person soaking tub on a raised tile platform, a cultured marble sink with two basins, maple cabinetry, windows and more. A second walk-in closet at the front of the house is just off the bathroom.

Two other large bedrooms with smaller closets share a Jack-and-Jill-style bathroom with two sinks and a tub/shower. A fourth bedroom has a large French door closet and a private full bath.

In the optional lower level, a homebuyer could choose to create a recreation room with full bar, an exercise/weight room with a rubber gym floor, an office, a media room, a fifth bedroom or more.

Located about a five-minute drive from the Glenmont Red Line Metro station, the development will run a shuttle to the station. Poplar Run also is about 10 minutes from shopping in Wheaton, about 15 minutes from downtown Silver Spring, and about 10 minutes from the Beltway.
